The 50/50 Building, Amenities Improvements
Clark & Enersen was selected to complete a remodel of the 50/50 student apartment building near the University of Nebraska campus in downtown Lincoln. The process began by creating a mood board developed through discussions with teenagers and incoming students to identify desired amenities. Our team then led the interior design and FF&E procurement process for the remodel. The goal was to represent the 50/50 branding throughout, creating an all-in-one building to live, work, and play.
A major component of the facility are massive roof decks, which were underutilized prior to the remodel largely due to privacy concerns from nearby windows and a lack of amenities. Our team designed pergolas and cabanas that make the space feel like an exclusive resort complete with amenities including a mini-golf course as well as billiards, ping-pong, and other table games.
Each of the apartments were rebranded based on several distinct schemes tailored to the interests of a given student – sports, art, etc. – and our team designed a fully-furnished model suite where we managed the FF&E process and developed purchase packages for the items. We also designed the kitchen, living rooms, and bathrooms, providing interior design services as well as selecting decorations and accessories. This included plants, shelves, lamps, wall art, rugs, and other elements that helped set a scene.
Our team also designed a mini gaming arena complete with tiered seating to allow for audience viewing. The space features connections for PCs and gaming consoles, controllers to check out, color-change lights, ceiling clouds, and all-glass enclosures that facilitate late-night gaming without impacting other residents. There is also a dedicated arcade space with pinball and arcade cabinets. The facility also features student study spaces, both for individual work and small groups. They feature modern booths with decorative lighting, spaces to copy and print, and other FF&E elements that boost productivity.
