Farm Credit Services of America, Corporate Campus Building 3
The four-story West Building is the third facility designed by Clark & Enersen on Farm Credit Services of America’s (FCSA) Corporate Campus in Omaha. The bottom two floors consist of a 290-stall parking garage. The upper floors are dedicated to office space and provide capacity for 400 employees, with workstations, 21 conference spaces, and collaboration areas with unique configurations. Additional features include the Farmers Market Café — a fully-staffed cafeteria with a self-service kiosk — and a large adjacent patio for outdoor gatherings, lunch, or breaks.
The site of the new building offered unique challenges to the design team, with a 30-foot slope from one corner to the other. Our team used these challenges to our advantage and placed both parking levels completely underground. The slope of the site and layout of the building also allowed the garage to have three separate vehicle access points, eliminating the need for an internal ramp and maximizing available parking stalls. Additionally, the site sits in the path of a local airport so all building height and landscape plans had to be submitted to the Federal Aviation Administration for approval. The new building is connected to existing FCSA buildings via a new skywalk that spans an active street.
The dynamic exterior of the West Building features two brick colors set at varying depths to depict an abstract view of the Midwest landscape as if taken from the vantage point of a drone, while providing an ever-changing pattern of shadows throughout the day. The rolling brick pattern also mimics the experience of looking down corn rows, in perspective, as one passes by the building exterior.
