City of Lincoln, Telegraph District Master Plan

Clark & Enersen was hired by Speedway Properties and Nelnet to develop a master plan and provide infrastructure design services for the Telegraph District redevelopment project near 21st and N Streets in Lincoln.

The goal was to lay out a unique, visibly-cohesive district that gracefully blends Lincoln’s past with the city’s future, which would include reflecting the architecture of the older buildings in the area, such as the historic Lincoln Telephone and Telegraph Co. warehouse, Fisher Foods campus, and Muny Pool building. The name — Telegraph District — honors the impact telephone companies have had on the local economy for more than 100 years.

To maintain that legacy but also modernize the district, our team conducted a place-making study to analyze and tie together existing paths, landmarks, nodes, and edges that define the area. We also looked at office and retail space and various housing types, including owner-occupied townhomes, rental apartments, lofts, and live/work units. Additionally, our team developed a streetscape framework plan that promotes a safe and inviting environment for pedestrians and pedestrian activities. Portions of outdoor space were allotted for community use as well as gathering and entertainment for visitors.

Another goal of the project was to create a synergistic relationship between the Telegraph District and other nearby developments, including downtown Lincoln, Antelope Valley, and the University of Nebraska–Lincoln campus. The new district is also meant to serve as a catalyst for additional investment in the area.
